Check fuse box for power adequacy (16 to 20 circuits with circuit breakers needed for an 8 to 12 room house).

Study house from outside for sag, alignment of walls, missing mortar, broken bricks, cracks in walls. One tip-off to trouble: Extra wide mortar joint on the stair steps may show house is shifting.

Siding: Aluminum is a plus. If it's wooden, look for peeling that shows walls hold too much moisture. If windowsills are freshly painted and the rest of the house is not, paint may be covering rot.
Check roof for broken/missing shingles, tar paper bubbles, broken patches. Check metal sheathing around chimney and ventilators. Should be watertight and made of no rusting material. Look for leaks or breaks in gutters. If possible, check attic for watermarks on underside of roof.

In the house, check for warped doors that won't close, rattly doorknobs, creaky floor or stairs, loose tiling, inadequate plumbing, too many electric cords in an outlet. Check closets and storage space for adequacy. Water heater should be 30 to 40 gallons if gas, 60 if electric.
Examine walls and ceilings for repaired cracks (may indicate structural problem) or patches (may indicate leaks from above).

Is the house built on a landfill? If it is, it may be settling and may continue to sink, causing cracks in the plaster and more serious, recurrent structural problems.
Is the foundation's exterior surface waterproofed?
What's the R factor (the ability to resist heat flow) of the insulation? Good ratings: R 22 for ceilings, R 13 for exterior walls. For calder climates: R 38 and R 19.
Are windows insulated or double-glazed? Has the house been protected against termites? Look for written proof from a pest-control firm.
What is under the wall-to-wall carpeting? Is the waste system hooked up to a city sewer?
What is the inside diameter of the water pipes? Acceptable: Yz -inch for feeders, 3.4 -inch for main runs.
Are major appliances and heating and cooling units on separate electrical circuits?

The house or apartment seems perfect. But will the dwelling continue to be perfect?
What to check: Transportation facilities. Police and fire protection. Traffic. Street lights. Garbage collection. Zoning laws. Water supply. Sewerage. Schools. And so on. possible nuisances: Smoke. Soot. Dust.
Odors. Caution: Don't judge by a Sunday-only visit.
