If no time is specified, the listing is good for a "reasonable" time.
The owner can revoke the listing at any time before the broker has
earned his commission, provided he acts in good faith and doesn't revoke
when negotiations have been substantially completed.
If a time is specified, the agreement will end as stipulated. It
continues only if the owner waives the time limit by accepting the
services of the broker, or if the owner acts in bad faith (as by
postponing agreement with a buyer until after the time limit). In some
states, the owner can revoke only up until the time the broker has put
money and effort into the listing contract.
If nothing is said, the Realtor will earn his commission on finding a
buyer ready, willing, and able to buy on the terms specified. The owner
should ask for a provision under which payment of the commission will
depend on closing the deal and full payment.

When To
Watch Your Realtor Closely
A company or individual listing property for sale with a real estate
agent may find it's no longer listed after an offer is turned down.
Reason: The agent is trying to make the commission by temporarily taking
the property off the active list in the hope the owner will give up and
accept the offer. The agent may keep other agents from sending around
prospects by removing the file or spreading word that the property has
been sold.

The effective real estate tax is the tax rate multiplied by the assessed

Consult a lawyer on the strength of the case, whether it can be handled
by an informal talk with the assessor, how much it will cost if a formal
